What To Do When You Need Past Due Mortgage Help
    by Darin Sewell

Today many home owners have past due mortgage payments on their credit report making refinancing all but impossible. Many of these late payments are linked directly to an adjustable mortgage rate that has increased to a point of impossibility for homeowners to pay. While all may seem lost to a person in this situation there are a few options for past due mortgage help.

    Past Due Mortgage Options

FHA Secure: The FHA has a program tailored to help homeowners looking for past due mortgage help. The FHA secure program helps those struggling to make the higher payments on their adjustable rate mortgages. This program will allow you to refinance up to 97.75% of your homes value even with late payments as long as you made timely payments up to the time the interest rate adjusted.

Lender Payment Plan: Today the last thing any lender wants is to take your home back and auction it off. In most cases if you call them early enough many lenders will offer you help with past due mortgage payments. Lenders generally give you two options to choose from, they either let you pay slightly more for a certain time period or add the unpaid payments to the back of the loan.

Sell Your Home: If you are in a home that you just cannot afford then you may want to sell it instead of getting past due mortgage help from your lender. Although it may be hard to leave your home the decision to sell may be a smart one. By attempting to stay in a home you cannot afford will almost always result in a foreclosure and that will limit your ability to buy a less expensive home that you can afford to live in.

Even though it may be embarrassing open communication with the lender and honesty with yourself is critical when you decide you need past due mortgage help.
